An individual lease means you’re only responsible for your rent—not your roommates’. If a roommate transfers, graduates, or decides not to renew, you won’t be financially liable for their portion. This is a major advantage compared to “joint leases,” which make all residents equally responsible. Our individual leases give Miami University students peace of mind and flexibility.

Yes, residents are required to carry an active tenant liability policy with at least $100,000 in general liability coverage. This protects against accidental damage to the property. We also strongly recommend personal property insurance to cover your belongings.
